South Boston: 350 Athens Street Abutters Meeting

Revised proposal: Reduced height to 39'-11" to remove zoning violation.

2.Reduced FAR to 1.99 to remove zoning violation.

3.Increased usable open space to remove zoning violation.

4.Insufficient parking should be removed as a zoning violation.

5.Although the first floor garage is still at an 8'-0" rear yard setback, the upper floors are now at a 10'-0"

setback instead of 8'-0". Article 68 Section 68-34 - The code provides that if the rear wall of a building is not parallel to the rear lot line, and the rear lot line is not also a street line, but the average distance

between such wall and such lot line is no less than the minimum rear yard depth otherwise required, and the distance between such wall and such lot line is at no point less than three-quarters (3⁄4) of the minimum rear yard depth so otherwise required, the rear yard requirements shall be deemed to be met.
